I am proud to live and work in Bozeman. However, I am a single-income household of one trying to keep up with my regular maintenance, property taxes and expenses of owning a home. Type 2 Owner-Occupied Short Term Rental allows me to continue to live in my cherished home but provides a solution to my cash-flow challenges. I am writing this letter because I am concerned about what the proposed regulations could be imposed on Type 2 short term rentals and most importantly, how Type 2 is lumped with Type 3 short term rentals. In my view, Type 1 and Type 2 are both owner-occupied residences and should have the similar rules. I want to point out some important facts about how Type 2 differs from Type 3:  This is my home: This is my primary residence. All my personal possessions remain in the home. STR availability is limited. This is not a full-time commercial business.  I have homeowner pride: I take a lot of pride in maintaining the inside and outside of my home. I am committed to making sure that it remains that way. This is my home.  I value my privacy: I will take the proper registration steps; however, I want to make sure that my privacy is respected. Again, this is not a full-time commercial business.  I am a good neighbor: I live in a close-knit community. I know all of my neighbors and serve on my HOA board. We talk to each other and watch over each other’s property. I want to continue to have that be the sequence of events.
