To Whom It May Concern,
I'm an independent contractor that has lived in Bozeman since I was in elementary school at Longfellow. My primary
source of work is on maintaining, repairing, and renovating STRS and the new regulations purposes could have a
dramatic negative effect on my income. I am not the only IC in Bozeman who these proposed alterations would harm.
Aside from personal worries here are some reasons I feel the STR regulations are fine as is:
‐ the current number of STRs is not causing complaints but they do allow people to maintain their homes and pay taxes
for schools, and they create a healthy cross‐cultural social fabric;
‐ the public clearly supports STRs as shown by the public input gathered by the city last winter;
‐ the Zoning Commission unanimously rejected the proposal last week;
‐ the proposal does not address the main concern of preventing too many STRs from being created;
‐ banning current STRs will provide no benefits and will not turn them back into long term residences;
‐ banning currently State‐compliant STRs (paying bed tax and getting health/safety permits) is unfair and creates legal
exposure for the city given that owners have been advised for 20 years NOT to get a Conditional Use Permit.
‐ Type 3 STRs should be allowed in R2 zoning districts, and Type 2 STRs should be allowed in R1.
They also provide a very specific, very lucrative, city advantage of giving those who desire a more private, personal,
immersive Bozeman experience to the wealthy seasonal travelers we love so much.
