Minge - ClowADU May 4, 2017 To the Planning Staff and City Commission We are writing in support of the Clow Garage & ADU project, (file number 17-114). As the next door neighbor to the north, we are the most impacted by this project. We have owned the property at 715 South Grand for over twenty years and have seen many projects executed in our neighborhood and have also lived with a variety of neighbors including invested owners, some wonderful renters and occasionally renters who created problems such as dealing drugs from their abode. In short, we've pretty much seen it all. Chris Clow was an excellent neighbor when he lived next door, and he has done an outstanding job as a landlord, and I am confident that he will do an excellent job as the owner of a property with an ADU. We prefer this owner move-back and ADU build over a continued non-occupied owner rental, or the potential sale of the property. We do not want to see the property built into a large building that connects the front house to the garage as has been happening in our neighborhood. The owners/neighbors of the property next door have been very open and collaborative about their plans. In our review of the plans we feel the builder/designer has done an excellent job following the rules and creating an aesthetic that fits well with the existing house and neighborhood. We especially like that the project is two very separate structures one in the front, and one on the alley, that allows for a solar and view corridor through the block. As we already stated, we much prefer to see this type of development, which is traditional to the use and feeling of these old neighborhoods than fully connected structures that have the feeling of walled compounds that block views and solar access. Their plan also increases and improves the current parking situation, even though parking is not currently an issue in our neighborhood, except in the rare situation that their is a large event at the Story Mansion. In short we, and many of our neighbors give our full support to this project. HJ Schmidt and Tammy Minge 715 South Grand Ave. Bozeman, MT 59715 �� s - Cr�G,nr•r�. 5 q�l5 May 4, 2017 To the Planning Staff and City Commission Unfortunately, in relation to the Clow Garage &ADU project, (file number 17-114), we also feel we need to point out that Richard Canfield of 726 South Third Ave. has been canvassing the neighborhood and spreading disinformation saying that the owners aren't going to live on their property and that an ADU is an "illegal" use. He has been using this disinformation to gather opposition to this project among our neighbors without talking to the owner. HJ Schmidt and Tammy Minge 715 South Grand Ave. Bozeman, MT 59715
