Matt,
This is an annexation and initial zoning request. The application does not include subdivision or
development. The petition essentially asks for the City to assume jurisdiction and emergency
response services for the 28-acre parcel and offer an initial zoning designation in accordance with state
law. Future street/block layout/utility extensions will occur when a site plan or subdivision is
submitted. I have not received any inquiries or plans from the property owner or project
representative specifically related to development of the parcel. If the parcel develops as residential in
the future, a large amount of parkland will be required. We would anticipate this as land dedication
adjacent to the Farmers Canal, continuing the Loyal Gardens park across Cottonwood.
R-5 zoning is very similar to R-4 zoning with the addition of allowances for some additional height, small
scale accessory retail and restaurants, and offices as a conditional use. The retail and restaurant uses
are limited to 2,500 square feet of gross floor area and only allowed on street corner sites within a
mixed-use building featuring residential units next to and/or above subject uses. R-5 allows dwellings
from detached single household to apartments buildings, so long as the minimum density standards
are met (eight dwellings per gross acre). For your reference, R-4 is eight dwellings per net acre and R-
1, R-2, and R-3 are five dwellings per net acre. The R-5 provisions can be found here.

comment in writing to the City or email at agenda@bozeman.net in regards to a land use application.
Please bear in mind that this is a legislative action, not a quasi-judicial action. The City Commission has
broad authority to make a decision on the application in accordance with the growth policy.

Hi Mitch-
Can you tell me what the plans are (details) on the Crescent Crossing Subdivision proposed for
Cottonwood? What types of housing/businesses/etc are being planned for? I realize it is high
density, but can you please elaborate, or send this email to someone who can? Will it be
similar to the high density area being built at the North end of our subdivision - Loyal Garden?
I am a concerned Loyal Garden home owner.
