Mr. Dietrich,
I have been flowing your reporting on the above project with great interest, and I'm hopeful that the city
will wake up to the fact that the developer is clearly thinking only of his own profit margin, and not that of
the, neighbors, or the city in general.
My career of forty plus years in commercial development of Hospitality Projects around the United States,
and the World, has given me great in site on how to arrive at mutually accepted guidelines that produce
successful projects for all those involved. In the case of the Black/Olive Project the developer is clearly
attempting to avoid the additional expense of providing adequate parking by not providing at least one
space per living unit. Keep in mind that this same developer convinced the city to allow less parking on
site for the Westin Hotel, in exchange for entering into a lease arrangement for parking space in the city
owned parking garage across the street. The fact that the City allowed that arrangement, has contributed
to the lack of downtown parking, while it saved the developer substantial funds.
In my opinion, the City could solve the dilemma at hand by simply requiring a minimum of 56 "dedicated
enclosed controlled parking spaces" and if that requires the developer to
add a basement level to the property so-be-it. The only other option would be for the City, to require the
developer to reduce the gross area of his development.
