Message: Hello. I'm am writing in response to learning that you have granted conditional
approval on the Black-Olive project. I am a homeowner in the area and am disappointed by your
decision. We need changes to our zoning in order to protect the transition areas between multi-
tenant commercial and single family homes. Developers are motivated to maximize units and maximize profit, so I see them push to the the limits of zoning standards without regard to scale and impact to the surrounding neighborhood. Our city needs design standards that address
project scale--something that provides balance to the developers' push for profit. to be

scale building, when you can stack up two more stories and sell that many more units? This
developer-thinking puts our human-scale, walkable neighborhoods in jeopardy. What's wrong
with 3-story multi-tenant buildings? There's one across the street from the site that is beautiful--set back off the sidewalk, with a courtyard--it feels very different to walk by this type of building than to walk by the side of the bank further north on Black at Main--5 stores that rise straight up
at the edge of the sidewalk. There's another multi-tenant building at the corner of Curtiss and
3rd--an old 3-story building that is not pushed to the envelope on the lot and, as such, enhances
the character of the neighborhood--it fits in with its neighbors of single family homes. ...to be continued...

project isn't about the materials used on the outside of the building, it's about the sheer scale--a 5-
story monster that pushes to the edge of its lot and looms over the sidewalk and its neighbors.
And regarding the parking. I'm a fan of car-sharing, but charging $75-$100 for the building parking spaces will most likely result in more cars on the street and coffee money in the pockets of the residents. Thank you. Amy
