Thanks to Jennifer for sharing it with me. Do consider that this report was conducted by a real-estate firm, CBRE, and funded by the American Hotel and Lodging Assoc. Also consider that the report used data from Airdna, a company that gathers details on the types of properties and room rates from Airbnb’s web listings. I have seen references to Airdna and know some local folks utilize it (clever name). Apparently this CBRE report focused on Airbnb hosts that operate two or more entire properties, not listings like an individual room in a house. They found that the multiunit host is the fastest growing segment of Airbnb with 20% of all units, 32% of all revenue generated and 7% of all hosts. I know this multiple property ownership is a concern of INC reps and others in Bozeman regard how this model can affect neighborhoods. Not much concern about the single room in a home rented occasionally. One way to approach this could be what Kalispell and Missoula are doing, limit the number of STRs an owner can operate to 2 or maybe just 1. If Bozeman is the fastest growing micro-tropolis in the country and one of the fastest growing cities, then being proactive about STR multiunit hosts is worth dealing with in a proposed ordinance.
