Chris-
In the event I do not make one of the short term rental forums, please seriously consider our
existing residential zoning districts and their purpose:
“to establish areas within the city that are primarily residential in character and are set forth
with certain minimum standards for development in those areas”.
As the zoning ordinance presently states, the R-1 and R-2 zoning district’s primary intent and
purpose is to respect the residential character of and the quality of the area. A Short-Term
Rental is a mini-hotel –a commercial establishment that given the opportunity to open in the
low density and medium density neighborhoods is disrespectful and runs the risk of forever
changing the character, history and population of these neighborhoods.
As a new resident to Bozeman (2014), we specifically sought to buy our home in a residential
neighborhood. We did not want to live in a commercial zone nor a mixed-use neighborhood.
The zoning code demands that there be a “basic level of predictability” in a residential district.
We do not expect this predictability to change, be watered down or re-interpreted until there
is a legal change to the present zoning ordinances. Please respect the zoning laws and the
integrity of the R-1 and R-2 neighborhood restrictions.
