I am writing in reference to the proposed mixed-use building to be located at 3785 Trakker Trail.I have
had an opportunity to review the plans and offer the following comments.
As this building directly abuts and will have a fa§ade facing our residential neighborhood I would request
that all exterior lighting be required to have shielding."Dark Sky"compliant fixtures were noted on one of
the floor plans and I just want to reiterate the importance of enforcing this requirement.The Sundance
Apartments to the north do not comply and the bright lights on the buildings are literally an eye sore.
Additionally,the elevations show locations for building signage but no mention of whether these will be
illuminated. I would request that backlit illuminated signs not be permitted.Unfortunately the dental
office to the south has this type of sign and while they may comply with footcandle requirements the
stray light these types of signs emit would be directed at the residences across Vaquero Parkway while
also having a detrimental impact on our city's dark skies.
There were no roof plans so it is not clear where the building mechanical equipment is located. I would
request that any roof top equipment be shielded from view.
My last comment has to do with parking and I am not sure where to direct it so I will make note of it here
and hope it gets to the right person.The filing documents indicate that the owner of the building is a
construction contractor who will be occupying the offices on the ground floor.That plan shows a space
dedicated to a "shop"which,from the graphics indicated,appears to be for vehicle parking,but the type
of vehicle is not noted.I would hope that either the Baxter Meadows Neighborhood Center covenants or
the City's own parking regulations would prohibit construction vehicles,trailers or equipment from being
parked on the streets or in parking areas overnight.I understand that the original PUD provided on-street
parking for the benefit of building residents but it is not reasonable to expect that this would extend to
vehicles supporting a commercial operation such as a construction company might have.
