I'm a property owner at 117 S.Wallace Ave. And have several concerns in regards to this project. -my biggest concern is with the lack of parking in the area.This area is already stressed by downtown businesses,the gallatin valley land trust building is overflowing their parking lot with their building employees are currently parking in front of our residential areas on a daily basis. Also the Ciderhouse and Frank's customers occupy all parking in this area. -another concern is the noise from the rooftop dining area.You're placing this restaurant next to residential properties,and have a rooftop restaurant that most likely serve beer and wine is a very loud and disruptive distraction when trying to enjoy our residential backyard.We have had to listen to Frank's catering call over there outdoor PA system for years that"your order is ready".This definitely takes away from the neighborhood feel and enjoyment of our home.I would like to propose that if you do have a rooftop that there is a sound shielding wall on the south side to protect residential properties privacy. -also increased traffic in the alley between church and Wallace from this restaurant that is Already been increased as Frank's became a restaurant,that was supposed to be a catering business,has caused a significant increase dustin our properties as well as people speeding down which poses a concern of safety to our pets and kids in the area. -A Safety concern is the traffic and parking at Babcock and Wallace Avenue,this corner is already very dangerous was obstructed views coming from the west,and the unsure knowledge of drivers as to who is supposed to stop and who has the right away. I believe this traffic pattern should be re-evaluated and adjusted prior to any further development in this area.One solution could be to make Wallace a one-way southbound of Babcock.Which would allow increased parking and would take care of the current problem that the street is not wide enough for two way traffic.People have to stop and pull into parking spots to avoid oncoming traffic.There've also been numerous driver side mirrors sideswiped a vehicles in this area in the past. -i've looked at the site plan and architectural renderings for the building. I do not feel these maintain the aesthetic neighborhood qualities of any of the buildings in the area. I would like to see Bozeman maintain its historical appearance. -also the fact that I received this letter on Monday 11-28-2016,and a meeting for this is scheduled on Wednesday 11-30-2016 at 10 AM. I feel this is not enough adequate time for property owners to review the plans and voice concerns. I believe this meeting should be pushed back so the property owners have adequate time to review plans voice concerns and be a part of our neighborhood planning. These are a few of my concerns that I could list in the short time I was allowed to review this project. I am sure with further review and in-depth evaluation there are other things I would like explained better and more thoroughly. I hope the city will take this under consideration and postpone this meeting to a later date.
