My public comment relates to the inaccuracies of the street-level perspective drawings
presented at the 11-9-16 DRB Meeting
and a request for additional street-level drawings showing a "neighborhood perspectives."
The following documents related to my Public Comment are attached:

2) PDF Exhibit of images related to my public comment.
In addition to sharing this email with the above parties, please print out copies of the attached
PDFs for the City Commissioners and any other interested parties.
If possible, I request that the PDF showing street-level perspective images to the commissioners
be printed in color.
Thank you for the opportunity to offer public comment related to the Black-Olive
Development.
This is a tipping point project for the Bozeman community and it's important to get it right.

Dear Community Planning Staff, City Commissioners and Design Review Board Members:
At the DRB Meeting on November 9th, a number of perspective drawings were presented by the City of Bozeman and the Developer. The drawings from the North and along Olive Ave. were created using Google Earth and were
an attempt at showing how the proposed Black-Olive HomeBase/Holloran proposal would work "in context" with the surrounding neighborhood. Unfortunately, the Black-Olive Perspective drawings presented were inaccurate, misleading and incomplete.

Street_West2 (Click Here) I mentioned the inaccuracies in my public comment and this sentiment was echoed and emphasized by the Design
Review Board (architects and others). The DRB indicated that GIS technology and structure modeling software necessary to create accurate perspective
drawings exists and is accessible by the Planning department. THANK YOU to the DRB for rejecting the proposal and insisting that these street level drawings be recreated
accurately. It is also essential, for full disclosure, to create drawings from the Southwest and Southeast from a "neighborhood perspective" as well.
Perspective drawings must:
(1) Be accurate - Building height and stories need accurate perspective lines relative to surrounding structures (e.g., Stiff Prof'l Building, Blackmore building, homes down Black Street, etc.)
- Show accurate street width of Bozeman streets (The current perspective drawings show very wide streets which do not exist at Black/Olive intersection).
(2) Give a complete perspective from ALL neighborhood perspectives/directions, including drawings from the East
and West (Along Olive), SE and SW -- clearly and accurately showing the neighborhood view and impact of the proposed structure.
I have attached an estimated perspective drawing from the SE from the corner of Black and Curtiss Avenue. I have also attached some photos taken from surrounding neighborhoods, including the backyard of our property at 210 S. Black. I request that perspective drawings be provided by the city, showing how the structure will "look" from the neighborhoods
surrounding the proposed building.
The attached 4 page PDF of images will help City Staff to understand the revised and additional perspective drawings that I am requesting on behalf of the surrounding neighbors and property owners. Given the significant impact this project may have on historic neighborhoods, these additional drawings are essential to creating an accurate, fair and balanced review process.
