Main Street Project Description N. 7th Ave Urban Renewal Board Rehab Grant Application The former “City Center Inn” site is a redevelopment site at the gateway location of N 7th Avenue and Main Street. This application is a request for funds for the demolition of the existing deteriorating buildings to clear the site and hold as a surface lot, with landscaping to replace the cleared building footprints. This project will remove the vacated buildings and provide a better visual presentation for the corner until the site is redeveloped. The project will include the demolition of the buildings, the regarding of the building footprints, and the landscaping those areas with grass. The existing concrete and asphalt surface lots will remain in place. The proposed site plan (see attached) has been created by the firm of KLJ (qualifications also attached), for which we are also requesting the technical assistance grant. It is our opinion that having this site cleared of deteriorating building and stabilizing this site will provide an enhancement to the community in the interim, and provide a quicker path to the redevelopment of this site in the future. DESCRIPTION QTY TOTALCOST IRRIGATION ESTIMATE: (Time and Materials are combined in this portion of the estimate) Irrigation Parts & Labor: Assuming we have at least 16 gal/min and a water pressure of at least 60 psi. (very feasible coming straight off a city main line in the downtown area). We will be able to space our rotors at 30' intervals. This allows us to use 8 heads per zone. Using these numbers it will take 15 zones to cover 29,000 sq. ft of sod. 10 for the Main street section and 5 for the Mendenhall street section. The trees seem to be located outside of the proposed sodded area and we recommend putting them on their own drip or bubbler zone. This would make it a total of 16 zones. This connection determines the size of our pipe layout. We propose using Rainbird sprinklers and valves for this system and we recommend using poly and flex pipe for all water lines. We also recommend building manifolds with Action fittings. I am also proposing 1 drip zone for the trees, but we could eliminate this zone if you would like us to tap into one of the sprinkler zones for the time being (not recommended due to different watering rates and times, but is a cost-efficient short term option). All heads, valves, manifold pieces, and boxes have the possibility of being re-used in the future. However, we can build cheaper pvc manifolds if a majority of them are being scrapped, never to be used again. We could also build the water lines out of SDR pvc pipe. This may be a cheaper "material" option but not one we recommend for long term systems. I do not have a price comparison between poly and pvc systems due to the fact we do not install pvc systems anymore, they do not last and are more difficult to repair. Any pvc part used would not be re-usable. Unfortunately I do not have a labor comparison between pvc and poly either. It is easier to pull poly than open trench and glue pvc. However, it is something we could look into if you choose to pursue this option.
