Bozeman Ave Bozeman, MT 59715 OCT 2 6 2016 DEPARIfVj[ NT OF COMMUNITY DEVELOPMENT Attn: City of Bozeman Department of Community Development PO Box 1230 Bozeman, MT 59771-1230 To whom it may concern: I am writing in regards to The Black Olive Apartment Building Site Plan, SP Application 16432. 1 am very concerned about this project and think that the project assaults the livelihood of the neighborhood and people around this project. This is a massive project in a currently residential area. The area is already congested and parking in the area has been a problem. Many people who work in the downtown area park on the street and walk to work. The proposed building will only have 35 parking spaces which is not enough for the number of people who will be living in the building. The proposal is for 16 studio apartments, 24 one bedroom apartments, and 15 two bedroom apartments. Worst case,this means that there could be at least 110 cars trying to park near this building. The building will only supply 35 parking spaces which means that 75 cars will still need parking making things very stressful for the existing residents in the neighborhood. On top of this, parking will be impossible when there are events downtown such as music on main, sweetpea, weekend parking, etc. Currently there are many families who live in close proximity to the proposed apartment building. The proposed building will bring an excess of noise, congestion and pollution to the area making the surrounding neighborhoods a much less desirable place for families and quiet residents. There is even talk of a "party deck" on the building which would make things very uncomfortable for neighbors who want to stay in the area. Because of this,the project could devalue the whole area and make the downtown area a less charming,clean, safe place to visit. As families and long time residents move out because of noise and congestion, it will change the overall make up of the area. I grew up at 205 S. Bozeman Avenue. My mom, sister and I still own the house at 205 S. Bozeman Avenue. The proposed apartment building would be in our back yard,towering over our existing family home. Once the building goes in we will not have any privacy, quiet nights or sunlight. There will be exhaust in our yard from cars running their engines to warm up and loud noise from the party deck. Parking will be a major issue for us and this project will devalue the equity we have in this home making it impossible to sell our home and find anything else in the area. It seems unfair that we have no choice in this and that a massive building can just go up next to us. I think this project needs to be carefully considered. Not only will this project have an effect on us, but on all of our neighbors and to the downtown area. I think that this project needs to be scaled back and that it does not make sense to put up a project any higher than 3 stories.
