@j The Human Resource Development Council of District IX, Inc. (HRDC) is pleased to
° announce an exciting new development we are planning. In partnership with Homeword,
a, we have entered into a purchase agreement for the former YMCA site near the 100-acre
s
park. Our intent is to demonstrate a successful implementation of the City of Bozeman's
Cottage Housing Ordinance,which utilizes smaller, more efficient homes in concert with
well-planned community spaces to achieve a vibrant, desirable neighborhood.
HRDC and Homeword are experienced developers with a reputation for creating vibrant
neighborhoods incorporating multiple uses and serving various income levels. Our diverse
development resumes reflect a commitment to site evaluation and community engagement
that is sensitive to existing neighborhoods and amenities.
HRDC seeks CAHAB's support as we request the City of Bozeman to sponsor a HOME
Investment Partnerships Grant to assist with the purchase of the site.As a Community
Housing Development Organization, HRDC has sufficient capacity to implement and
oversee a HOME funded project on the City's behalf, however; the application must come
from a unit of local government. HRDC also requests a low-interest loan to assist with gap
financing for the land purchase.
The City's affordable housing plan recommends: "The City should assist nonprofit and for-
profit developers in seeking federal HOME and CDBG subsidies, as well as assistance from
the City's Workforce Housing Fund..." Sponsorship of a HOME grant, in addition to
assistance from the Workforce Housing fund will help ensure that this demonstration
project not only results in successful cottage housing development,but that the homes
created are affordable to valuable members of our workforce.
Our formal request to the City Commission will be submitted shortly. As a respected
advisory board,we hope we can count on your support with that request. Thank you for all
