Who is the architect? JNS Design (JNS.Design) 2. Is there a solar impact? No study has been preformed at this time. 3. Is there a transition zone to the residential area and does this project meet that requirement if there is one? It falls within the B3 zone (see Article 10 of the Bozeman Municipal Code). There is no defined transition zone, however, we will provide property setbacks, building step backs, and an overall reduction in height. 4. Do you have plans to include historic elements in the design, similar to the Blackmore? While the Downtown Bozeman Improvement Plan encourages contemporary design, we will continue to explore historical elements. 5. Would you consider 3 stories? No; we have reduced the height from six or seven stories to five. 6. What needs of neighbors/community are being met? This project addresses many of the key components and principals of the Downtown Bozeman Improvement Plan. 7. Do you plan to complete a traffic study? A traffic study is required for this project. 8. What are the plans for safety and density concerns? Safety will be addressed in the traffic study. Density is appropriate based on the guiding principals of the Downtown Bozeman Improvement Plan. 9. How will the Black Olive blend with the surrounding buildings? Not sure how to define “blend”. 10. Would you consider building or utilizing a parking garage (off-site)? We will be providing parking per the City code and will continue to explore options for shared parking. 11. What are the plans for landscaping and possibility of a courtyard? We will continue to explore ways to maintain and improve the surrounding landscaping. 12. Do you know the number of people that will occupy the building? Unknown. 13. What is the setback on the East? We currently have a five-foot setback. 14. Is there potential for commercial use on the site? Yes. 15. How many units are planned? Current plan includes 16 studios, 24 one bedrooms, 16 two bedrooms. 16. What is the pricing structure, rentals vs. ownership? Undetermined. 17. Are there any assurances that the approved design will be built? It is now part of the City process. 18. What are your plans for traffic flow onto Black? Will continue to explore. 19. What is the driving force behind the design? Design addresses the key components and principals of the Downtown Bozeman Improvement Plan. 20. Do you believe we can find something that works for everyone? Hopefully, but unknown at this time. 21. Will the NCOD be incorporated and included in your application? Yes, if applicable. 22. Will you seek support from the Design Review Board (DRB), South Central Association of Neighbors (SCAN), Bogert Park Neighborhood Association (BPNA), the Historic Preservation Advisory Board (HPAB), and the InterNeighborhood Council (INC)? Yes, we will seek support 23. Will residential units be separated from parking? Yes.
