Mr. Mitch Werbell Dept. of Community Development Bozeman, Montana 59771-1230 Dear Mr. Werbell, Thank you in advance for forwarding this letter to the Bozeman Zoning Commission prior to the Tuesday, August 14, 2016 meeting. My wife and I are longtime residents of Hillside Lane. We have raised our family here and own the property that directly borders the land under consideration for a zoning change from R-2 to R-4. As residents and property owners, we strongly object to the proposed zoning change. An isolated, high-density development is simply not compatible with the surrounding homes and neighborhood. The existing R-2 transitional zoning offers a good solution to help ease the high density and traffic that will come with the Story Mill Community Park Project currently underway. The City of Bozeman Planning Staff has indicated support of the ZMA based on the existence of a “large amount” of R-4 land in the near vicinity. This R-4 designation came about during the Go-Build PUD. However, most of this R-4 land will now be included as part of the new Park. In fact, there are no existing R-4 developments in the area. We are requesting that prior to your Tuesday evening meeting, you will take the time to visit the area in question to gain a better sense of the existing homes and longtime neighborhood that will be directly effected by this substantial increase in density and traffic. The applicant has stated that, “no neighborhood exists at the site location.” This is simply not correct. There is indeed a vibrant neighborhood adjacent to this property and we, as longtime residents, are greatly concerned about this proposed zoning change. . The neighborhood residents realize that this property will be developed at some point. Bozeman is growing at an unprecedented rate, and there is a reasonable need to control urban sprawl. However, we sincerely hope you will consider our request and work to ease the density transition by keeping the current R-2 designation, as is. Thank you for your consideration.
