ORDINANCE NO. 1282
AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF BOZEMAN,
MONTANA, AMENDING THE ZONING DISTRICT DESIGNATION FROM AN lIA-SlI
(AGRICUL TURE--SUBURBAN) TO AN lIRS-111 (RESIDENTIAL SUBURBAN ESTATES,
ONE-ACRE MINIMUM) DISTRICT ON THE REMAINDER PARCEL (LIFE ESTATE) OF
CERTIFICATE OF SURVEY NO. 748A LOCATED IN THE SOUTHEAST QUARTER OF
SECTION 16, TOWNSH IP 2 SOUTH, RANGE 6 EAST, MONTANA PRINCIPAL
MERIDIAN.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF BOZEMAN, MONTANA:
WHEREAS, the proposed zone map change has been properly submitted, reviewed and
advertised in accordance with the procedures of Title 18 of the Bozeman Municipal Code; and
WHEREAS, the Zoning Commission held a public hearing on August 22, 1989, to receive
and review all written and oral testimony on the request for a zone map change; and
WHEREAS, the City Commission held a public hearing on September 5, 1989, to receive
and review all written and oral testimony on the request for a zone map change; and
WHEREAS, the City Commission has reviewed and considered the twelve zone change
criteria established in Section 76-2-304, M. C .A., and found the proposed zone map change to be
in compliance with the twelve criteria; and
WHEREAS, the City Commission has found that the proposed zone map change would bring
the zoning of the property into compliance with the Bozeman Area Master Plan and would be in
the public interest.

NOW THEREFORE, BE IT ORDAINED by the City Commission of the City of Bozeman,
Montana:
That the zoning district designation of the fOllowing-described property shall be and is
hereby changed from an lIA-SlI (Agriculture--Suburban) District to an lIRS-111 (Residential
Suburban Country Estates, One Acre Minimum) District:
Remainder Parcel (Life Estate) of Certificate of Survey No. 748A located in the
southeast quarter of Section 16, Township 2 South, Range 6 East, Montana
Principal Meridian, which is more commonly known as the 9. 98-acre parcel located
at the northeast corner of the intersection of Bozeman Trai I Road with Canary
Lane and Tayabeshockup Road.

Montana, this 11 th day of September 1989.
