A. 16249 Bozeman Health Parking Lot Expansion Site Plan (WerBell/Kohtz)
915 Highland Boulevard
A Site Plan application proposing the addition of 160 parking stalls through the
reconfiguration and expansion of an existing parking lot serving the hospital with related
site improvements. Off-site grading and rerouting of a public trail is proposed to
accommodate the extension of an existing access drive adjacent to the Sunset Hills
Cemetery. A new mutual access easement between Bozeman Health and the City of
Bozeman is required to accommodate the proposed development.
B. 16259 Catron Crossing Subdivision (Rice/Kohtz)

A subdivision pre-application with two (2) variances and waivers.
C. 16084 Pub 317 Expansion / Bozeman Hotel On-Premise Alcohol CUP (Martin/Kohtz)
321 East Main Street
A conditional use permit to allow the sales of alcohol for on-premise consumption in the
Bozeman Hotel in existing bar and restaurant spaces on the first floor and basement levels
and expand the serving area of Pub 317 into the former Soby’s space. Applicant revised June
22nd to include the former Bozeman Bead shop as a bar/restaurant space to be included in
this CUP and refined the floor area and parking calculations.
D. 16251 Bridger Vale Concept Planned Unit Development (Krueger/Kohtz)
Manley Road north of East Gallatin Recreation Area
A concept PUD to allow a mixed residential and commercial development with relaxations
to zoning regulations requested for park frontage, street design and a request for
concurrent construction.
E. 16274 Bridger Vale Subdivision Pre-application Plan(Krueger/Kohtz)
Manley Road north of East Gallatin Recreation Area
A subdivision pre-application plan for the subdivision of one parcel into twenty single
household lots, one commercial lot, one common open space lot, one City Park lot and
association street and alley. Relaxations to zoning regulations are requested through a
concurrent PUD.
A. 16165 Taco Bell Site Plan (Krueger/Kohtz)
2515 Catamount Street
A Site Plan application to allow the construction of a 2,507 square foot convenience use
restaurant with a drive through within the Catron Crossing Master Plan.
